Dave's Story

From his first starter home to stunning $10+ million waterfront mansions, Dave Reagan has been building custom homes for over 35 years in New England. But what makes him different from other builders? He discovered a smarter way to build. 

“I realized early on that realtors had my future clients, but they needed help selling custom homes,” Dave explains. Today, major brokerages like Coldwell Banker, Re/Max, Berkshire Hathaway, and William Pitt Sotheby’s regularly bring him deals – so many that he often has to say no. 

His sweet spot? Custom homes in the $750,000 to $1.3 million range, consistently producing $150,000 to $300,000 profit per project. 

But the real magic is in the land deals. Just last year, he made over $1 million on land alone from a single 8-lot subdivision in Old Lyme, CT, with three more lots valued at $350,000 each still to come. 

While Dave’s core principles have stood the test of time for over 35 years, he constantly improves and innovates his strategies. “You can’t teach what worked 10 years ago without adding what works today,” he says. This combination of time-tested principles and modern techniques is why builders trust his guidance – he’s not just teaching theory, he’s sharing what he does daily. 

With over 200 custom homes built, Dave’s approach is simple: plant seeds, build relationships, and create deals where everyone wins. “This isn’t about quick fixes,” he explains. “It’s about building a lasting business with minimal risk and maximum profit.”

James' Story

What happens when you combine marketing expertise with a passion for custom home building? You get James Nicholas’ unique approach to helping builders, contractors and land developers succeed. 

James’s journey started with a small web design company at age 15. Over the years, he built a successful marketing agency, eventually growing to 25 employees before selling in 2019. His marketing expertise earned recognition from Dan Kennedy’s organization – at the time, the world’s largest direct response marketing group with over 40,000 members by winning the coveted Marketer of the Year in 2013.

But the real turning point came through his relationship with Dave Reagan. “Dave pushed me beyond just selling websites as without the marketing driving the right people to your website, you have a billboard in the desert,” James explains. “Dave helped me see the bigger picture in business and in life.” This mentorship shaped not only James’s business approach but also led to hands-on building experience. 

When it was time to build his own home addition, James worked closely with Dave, learning the design and custom home building process firsthand. Managing much of the 4,000+ square foot project himself, it opened his eyes to the daily challenges general contractors face. This practical experience, combined with his marketing background, gave James a unique perspective on helping builders succeed. 

Today, James focuses on sharing proven marketing strategies with builders across America. His practical approach has helped builders like Nick Nelson secure significant projects through smart, cost-effective marketing – often with minimal advertising spend. “It’s not about fancy marketing,” James explains. “It’s about getting real results for builders.” 

James and Dave have transformed James’ home into more than just a living space – it’s become a gathering place for the building community. From intimate mastermind sessions to consulting days, and even hosting events with over 100+ contractors, James loves opening his home to clients and friends. “There’s something special about sharing success stories around the outdoor kitchen or brainstorming strategies while many are hitting balls in the golf simulator” James says. “Life is not just about business – it’s about building lasting relationships.”
